What is a landlord electrical certificate Bristol?
A landlord electrical certificate is also known as an Electrical Installation Condition Report – or EICR for short. It is the thorough inspection and testing of the fixed electrical installation at your Bristol rental property. This includes the fixed wiring, consumer unit/fuseboard, sockets, switches and light fittings.
During the inspection, a combination of visual checks and diagnostic equipment will be used to assess your Bristol property’s electrical safety. They will be looking for any damage, signs of wear and tear, or any areas that are not compliant with current legislation. Any issues they find will be noted and assigned a code which denotes the urgency with which a repair must be carried out.
Once the EICR inspection is completed you will be issued the report or landlord electrical certificate itself.

Landlord electrical certificate codes
As mentioned above, when you are issued with your landlord electrical certificate for your Bristol property it will have a series of observations noted. Each observation will be assigned a specific code:
C1: Danger Present - There is an immediate risk of injury or damage to property and action is required immediately.
C2: Potentially Dangerous - There is a potential danger that could become a serious hazard. Urgent remedial action is needed.
C3: Improvement Recommended – The electrician has observed an area that is not compliant with the latest electrical regulations. It's recommended to make improvements to bring the installation up to current standards.
FI: Further Investigation Required - The electrician has identified something that needs a more thorough investigation is necessary to identify hidden dangers.
Any observation that is a code C1, C2 or FI must be rectified out within a fixed period of time. Until these works have occurred the EICR landlord electrical certificate will be considered unsatisfactory. How often do I need a landlord electrical certificate Bristol?
The EICR inspection for a landlord electrical certificate Bristol is generally required once every 5 years and more often if advised. It is also highly advisable to have an EICR carried out at each change of tenancy to ensure there is no damage to the electrical system caused by the outgoing tenant.
